When using hard money loans, some processes NEED to overlap. One of those processes is tenant hunting. Don’t wait for your property to be 100% done before looking for tenants: When you buy a property with a hard money loan, time is of the essence. The longer your property sits vacant, the more interest you’ll accrue, possible extension fees, on that loan. Seeking tenants early allows you to minimize this expense. I showed this apartment 2 days into the turnover process and they saw past the unfinished details and fell in love with the apartment’s potential. Not only did they find it beautiful, but they told me not to show it to anyone else!
